A landlord gas safety certificate, or CP12 is a certificate which is issued to a landlord (or their tenant or factor) to show that the property is gas safe and that all gas appliances, ovens, fires, cookers, boilers etc have been tested and comply with UK guidelines.
This certificate is legally required to allow a landlord to rent out this property and has to be renewed annually. Without this certifiate you cannot legally rent out the property.
It is the landlords legal responsibility to ensure that the gas safety inspection has been carried out and that a landlord gas safety certificate has been issued and is valid and current at all times.
Who Carries Out a Landlord Gas Safety Inspection
A landlord gas safety inspection can only be carried out by a Gas Safe Registered engineer. This proves that they are adequately qualified and accredited to allow them to be authorised to carry out a gas safety inspection.

When Do I Need a Landlord Gas Safety Certificate
As a landlord, you need a valid landlord gas safety certificate for all properties at all times. This means that you cannot rent out a property without a current up to date landlord gas safety certificate and this has to be renewed every year to ensure that the property is still safe and the certificate is still valid.
There is no grace period with a landlord gas safety certificate so your CP12 must be kept up to date at all times. Again, it is a landlords legal responsibility to ensure that their property is safe at all times.
What Is Covered With a Landlord Gas Safety Certificate
In order to receive a landlord gas safety certificate for any property, all of your gas appliances, gas ovens, gas fires, gas boilers, gas meter, gas pipes, chimney, flue etc need to be inspected.
Anything you have in the property which requires gas, must be inspected, tested and has to pass before a valid landlord gas safety certificate is issued.
Who Receives the Landlord Gas Safety Certificate
As it is the legal responsibility of the landlord to ensure that the property is safe and that a valid landlord gas safety certificate has been issued then they can specify who is to receive the certificate.
They can request that the certificate is issued to them, even if they do not live at the property or they can request that the certificate is issued to the tenant or factor.
However, in all circumstances a copy of the landlord gas safety certificate should still be presented to the tenant of the property within 28 days to let them know that the property is safe and all necessary checks have been carried out adequately.
What If The Landlord Gas Safety Inspections Fails?
If your property fails the landlord gas safety certificate inspection, then the property is not legally allowed to be rented out. If this is the case and you wish to continue renting out the property then all gas safe work must be carried out immediately and another gas safety inspection carried out to ensure that the property is safe.
If your property passes after the necessary work has been carried out then a valid landlord gas safety certificate can then be issued.
